Why Us? For over thirty years, Dean Riddle and Lance Williams have represented condominium and property owners’ associations, including residential, commercial and mixed-use developments, and developers in a number of states involving a wide array of legal matters.
Few law firms can boast of the experience we bring to the table when it comes to representing our clients in matters involving community associations. Our attorneys are recognized locally and nationally as leaders in the field of community association law.
We are committed to providing the highest quality legal services to our clients while being sensitive to the financial limitations of our nonprofit associations. As part of this commitment, R&W created the first automated, internet-based, assessment collection tracking system (ACTS©) in the community association legal field. This technology proved to be so successful that other community association law firms throughout the United States now use our technology to help them service their clients, board members and managers.

TECHNOLOGY + RIDDLE & WILLIAMS, P.C.
Riddle & Williams was the first law firm in the country to develop and implement an automated, internet-based, assessment collection tracking system (ACTS©) that is accessible to both board members and managers.
Our technological advances and systems allow us to manage vast quantities of information and delinquent accounts with speed and efficiency.
WE HAVE YOUR BACK
Failure to enforce covenant violations is a fast track to financial loss. We hold contractors and builders accountable under their contracts so that our clients receive what has been promised to them.
The same holds true for insurance companies and their obligations under their insurance policies.
HOW DO WE DO THIS?
First, we aggressively and timely collect delinquent assessments. Without money to maintain the common areas and amenities of our clients’ communities, the value of the homes in those communities will soon suffer. We have spent millions of dollars on our online assessment recovery system—ACTS©— to help us and our boards and managers collect from delinquent homeowners. We aggressively pursue enforcement of our clients’ governing documents where owners have violated the deed restrictions or rules promulgated by the association’s board. It does not take long to see the differences between those communities who enforce their restrictions and those that do not. Failure to enforce the requirements of the community’s dedicatory instruments is a fast track to financial loss.
