PROVIDING LEGAL GUIDANCE TO OUR BOARDS

Why Us? For over thirty years, Dean Riddle and Lance Williams have represented condominium and property owners’ associations, including residential, commercial and mixed-use developments, and developers in a number of states involving a wide array of legal matters.

Few law firms can boast of the experience we bring to the table when it comes to representing our clients in matters involving community associations. Our attorneys are recognized locally and nationally as leaders in the field of community association law.

We are committed to providing the highest quality legal services to our clients while being sensitive to the financial limitations of our nonprofit associations. As part of this commitment, R&W created the first automated, internet-based, assessment collection tracking system (ACTS©) in the community association legal field. This technology proved to be so successful that other community association law firms throughout the United States now use our technology to help them service their clients, board members and managers.

OUR MISSION

Our goal is simple — to help protect the value of our clients’ communities.

TECHNOLOGY + RIDDLE & WILLIAMS, P.C.

Riddle & Williams was the first law firm in the country to develop and implement an automated, internet-based, assessment collection tracking system (ACTS©) that is accessible to both board members and managers.

Our technological advances and systems allow us to manage vast quantities of information and delinquent accounts with speed and efficiency.

WE HAVE YOUR BACK

Failure to enforce covenant violations is a fast track to financial loss. We hold contractors and builders accountable under their contracts so that our clients receive what has been promised to them.

The same holds true for insurance companies and their obligations under their insurance policies.

HOW DO WE DO THIS?

First, we aggressively and timely collect delinquent assessments. Without money to maintain the common areas and amenities of our clients’ communities, the value of the homes in those communities will soon suffer. We have spent millions of dollars on our online assessment recovery system—ACTS©— to help us and our boards and managers collect from delinquent homeowners. We aggressively pursue enforcement of our clients’ governing documents where owners have violated the deed restrictions or rules promulgated by the association’s board. It does not take long to see the differences between those communities who enforce their restrictions and those that do not. Failure to enforce the requirements of the community’s dedicatory instruments is a fast track to financial loss.

“Riddle & Williams was creative, tenacious and thorough to help resolve a frustrating and emotionally draining legal situation we were in. In two months, Riddle & Williams resolved our situation with great results. We hope we will never require legal representation again but, if we do, we know exactly who to call, Riddle & Williams, P.C.”

– Tim & Louise Herfel

“We have worked with Lance Williams of Riddle & Williams, P.C. for over 10 years, and in every facet of their firm from drafting the initial condominium/homeowner association documents to giving consistent legal advice during our tenure as the developer-controlled board of directors has been exceptional. Their professionalism and knowledge of Association-related law continually exceeds my expectations.”

– Chuck Hammonds

“Riddle & Williams’ ACTS© provides our board members (Assessment Collection Tracking System) provides our board member with complete, and up-to-the-minute visibility into the current status of all ongoing collection efforts. It allows us to keep those efforts in sync with the board’s collective knowledge of our known delinquent accounts. Since all board members have internet-enabled access, we can review decision and progress without calling special meetings or arranging ad-hoc teleconferences. As a result, ACTS© maximizes our revenue collection while minimizing the expense of the process. No association board should operate without Riddle & Williams’ ACTS©”

–Andrew Orrock

“As a volunteer board member for a non-profit homeowners association, I appreciate R&W’s commitment to and concern for achieving our community’s desired goals. Their result-driven approach found a cost-effective solution to a legal dispute in our association.”

–Jane Diseker
